Banks
We regularly work with banks to ensure your finances are taken care of. A notary often helps with the distribution of assets during a real estate transaction or as outlined in a legal Will. We know what information the banks need to process these transactions. We can act as your representative to ensure funds are moved, withdrawn, or distributed per your agreements.
If you are seeking your mortgage through the bank, we can work directly with them (with your permission and signature, of course) to get all the paperwork we need to see your transaction through. We can even create legal documents and instructions for your financial institution regarding distributing funds as needed.
Real Estate Agents
If you’ve ever bought or sold a house, you know how much paperwork there is to complete. Your Real Estate agent will likely do up the sale and offer paperwork, then turn it over to a notary or lawyer to handle the legal paperwork.
When you enter into a real estate transaction, your Realtor will likely ask you who your legal representative will be. This is where you can put our name. We work with your Realtor to ensure we get all the transaction details to handle the paperwork and transfer of funds as requested.

Other Notaries or Lawyers
The other party in a real estate transaction will often have their own legal representation in a real estate transaction. We work with the other party’s legal representative to ensure everyone has the paperwork and signatures they need for the offer to go through.
To facilitate this, all we need is the name of the other party’s legal representative, and we take care of the rest. This is often provided to us by your Realtor.
Mortgage Brokers
Applying for, dissolving, or changing a mortgage often requires paperwork or notarized documents. We can obtain transfer and mortgage documents, in addition to any supporting documents required by the Land Title Survey Office or any other lenders.
If you are paying out an existing mortgage, we make arrangements for proceeds from a sale to go towards the mortgage payout. If you want to use funds to pay out other loans or people, we can also arrange for this to happen (often for an extra fee).
For example, it’s common for parents to assist their children in getting their first mortgage. Sometimes that means they own a portion of the home. When you sell, you may owe that money back to the parent. We can ensure that any additional owners on the mortgage get the payouts you agree upon when the mortgage is dissolved.
Strata Management Companies/Managers
A Notary understands strata and property management and can provide support for issues that may arise in these relationships. We can also offer support when buying or leasing a strata property.
We help you get the necessary documents in order when buying a strata property. This includes obtaining a copy of the strata bylaws and rules before finalizing your sale. Because notaries have good working relationships with strata management companies, we can explain any unclear content in these bylaws.
We can also obtain a Form B Certificate from your strata, which they are legally obligated to provide. This document outlines many critical things you need to know about your future strata.
Insurance Agents
Often a condition of property sale is that you have obtained the necessary insurance for the new property and that property insurance for any recently sold property has been cancelled or moved to the new one. In BC, you must prove that you have fire, flood, and earthquake insurance on your new property as of 12:01 am on your completion date. We collect the documents directly from your insurance provider to ensure this has been processed.
Sometimes a condition of getting a mortgage is that you have obtained sufficient life insurance to cover the mortgage amount. We will collect life insurance documentation and verify it to prove to your mortgage lender that all necessary parties on the mortgage have this insurance.
